It's considered something of a luxury, and there's little wonder why: Hot tubs aren't exactly cheap. Depending on the size and other details, it may cost well over $1,500 for the tub alone. (Some outdoor, in-ground models can run $20,000.)

Then there's electricity and other needs, not to mention installation, delivery, preparing an area for it, and anything else you desire.

But having a hot tub increases your home's value, right? Well, maybe not. It does have certain advantages, however.


How Does a Hot Tub Affect Your Home Value?
There's no single rule for calculating how much installing a hot tub will increase the value of a given home – if it does at all. Some hot tubs may, depending on various factors.

Is it a portable hot tub?
So-called "portable" hot tubs are, as a rule, considered personal property and as such offer no added value to the house and land. And what is a portable hot tub? Any hot tub displayed on a showroom floor is a portable hot tub. It can be moved and relocated even if it is heavy and requires special equipment to deliver it to your home. Contrast portable hot tubs with permanent hot tubs: A permanent hot tub sits in the ground, much like an in-ground swimming pool. The plumbing is typically built-in as well. An in-ground hot tub may increase your home value, although generally not as much as you invested in the tub.

Is the hot tub built-in?
Even a "portable" hot tub may add real value to your home if it's built-in. If removing the tub will cause extra construction to close or cover the hole in the deck, patio, wall or such, then it is considered built-in and may increase the home appraisal. Even then, the exact amount may vary.

Where do you live?
The climate you live in also influences the affect a hot tub may have on property value. In northern climates, for instance, outdoor swimming pools don't always get much use. It's simply too cold most of the year. A hot tub, on the other hand, is a pleasant retreat in the coldest of winters – even if it is outdoors.

Residents of hot, southern climates probably won't appreciate a hot tub in the same way. In such markets, a swimming pool will likely raise your home value more than a hot tub.

Calculating Your Hot Tub's Value
Sometimes value is difficult to calculate. For some homeowners, the cost of installation or lack of resale value is secondary to the comfort and benefits of having a hot tub.

Even when they don't increase property value, hot tubs have another real benefit: They generate interest. Homes with hot tubs may get more inquiries when the home is up for sale.

To calculate a ballpark estimate of your hot tub's value once installed, the best thing to do is to consult a certified home appraiser. Real estate professionals may also be of assistance. They are aware of home value trends in your area at any given time and likely know if comparable homes in your neighborhood feature hot tubs. (If they do, then not having a hot tub could actually detract from your home value.)

How to Increase the Value of Your Hot Tub
When it's time to sell your home, of course you want it to look as nice as possible. Spruce up your hot tub to make it more appealing to potential homebuyers:
Replace old or damaged hot tub covers. Simply changing the cover can make a hot tub look more inviting.

Clean the tub thoroughly. Depending on the material, wash and shine the exterior. Wipe down the interior to remove algae, stains or other problems, and chemically treat the water or even change the water if necessary. Remove any debris in and on the hot tub before any home viewings.

Landscape around outdoor hot tubs. Present your spa area as a tempting retreat from the surrounding world. Build a fence to shelter it from neighbors, install mood lighting, plant greenery, make a brick or concrete path leading to the tub – anything that will help blend the tub into the home environment and increase appeal.

In the final analysis, if you're struggling with the thought of spending the money on a hot tub, ask yourself how long you plan to remain in your home. If you can't foresee selling and moving for a number of years, the actual financial return may be secondary to your enjoyment in the meantime.

"Going green" means living in Gilbert AZ in a way that's environmentally friendly. It uses less water, less electricity, and less fuel, conserving natural resources while protecting the environment. It also saves money on utility bills, which is something all homeowners can appreciate. From simple to elaborate, here are a few ways to green your house and property.

Focus On the Light
Replacing your most-used light bulbs with CFLs will lower your electric bill while producing less heat and lasting longer than your incandescent bulbs.

While you're at it, consider adding dimmer switches, motion sensors, and timers for when you're away from home in the evening. Also, keep your light bulbs clean: Dirt and grease coats the bulbs and not only reduces the available light, but causes the bulb to burn out sooner.

Mix Your Own Cleaners
Many commercial cleaning products contain bleach and other harsh chemicals. Switch to natural products and solutions you mix up yourself. Clean up hard water deposits with vinegar, for instance, or use it to wash your windows. White vinegar mixed with hydrogen peroxide also sanitizes countertops (killing 99 percent of E. coli).

Go Low-Flow
Low-flow showerheads and faucet aerators (the tip that screws on to the nozzle) cost little and can save about half the water without sacrificing water pressure. Low-flow toilets are another option. Look for a water-saving toilet displaying the WaterSense label. Alternatively, fill a 2-liter bottle with water and drop it in the toilet tank to displace some of the water. This will force the toilet to use less water per flush.

If you're in the market for a new water heater, consider choosing a tankless water heater. It allows you to use the same amount of water, but it heats the water only when it's needed, so you save a lot of energy. Wrapping a conventional (tank-based) water heater with a special insulation and insulating all the hot-water pipes also conserves energy.

Spread the Greenery
To really green your house and property, visit your local plant and tree nursery. Outdoors, shade trees not only cut your cooling costs (up to 25 percent), but in the winter, trees and shrubs also break the wind and affect your heating costs. Inside, plants not only make a home feel more comfortable, they also help purify the air and produce oxygen.

Reduce VOCs
Indoors and out, you're surrounded by volatile organic compounds. VOCs are any carbon-containing substance that "off-gasses" (meaning it becomes a vapor, or evaporates) at room temperature. VOCs pose a significant health hazard. Paints, varnishes, cigarette smoke, pesticides, gasoline and other fuels, various glues and adhesives, cosmetic products, automotive exhaust, even cleaning products are but a few of the items that contain VOCs. When painting, look for low VOC paints, particularly those featuring the Green Seal.

Look for the Energy Star Logo
Getting rid of old appliances and upgrading to new, energy-efficient models can save you a significant amount of money. The EPA suggests replacing any appliance older than 10 years. Select models displaying the Energy Star logo to ensure energy efficiency.

Plant a Garden
Gardening can be a soothing activity, but this project also ensures you have healthy food. Home-grown food costs drastically less, enhances the outdoor environment, and reduces the environmental impact of commercially-bought food. Even if you have a small property, you can use containers and hanging devices to maximize your growing space.

Reduce Your Need for Paper
Register for paperless billing with utility and finance companies, and stop getting as much unsolicited mail as possible. The Federal Trade Commission offers a guide on how to "just say no" to junk mail.

Use Reclaimed Wood
Have a DIY project needing wood? "Used" wood is environmentally friendly and creates a beautiful look. Salvaged lumber can be used anywhere regular wood is used. You can even get creative and build a fence with wood pallets, for instance.

Move the Air
Insulating and sealing your home is critical. Another simple project to lower your heating and cooling costs is installing ceiling fans. In the winter, set the rotation to push warm air downward; in the summer, switch the blade rotation to draw warm air up instead. Moving air makes it feel cooler in the summer as well, allowing you to keep the thermostat a little higher.

Writing a Home-Offer Letter – Is It a Good Idea?

When buying a home in Gilbert AZ, the most important letter you'll submit to a home seller is the one you'll get from your lender stating that you are preapproved for a mortgage. Savvy listing agents will counsel their clients to refuse offers from unapproved buyers, so all the flowery prose of a home-offer letter will mean nothing without loan preapproval.

Assuming you have your lender's letter, whether or not you also submit a home-offer letter depends a great deal on the type of market in which you're buying and the competition.

Writing a Home Offer Letter – Is It a Good Idea

The Market
When the real estate market has lots of buyers looking for homes and few houses for sale, it's a seller's market. With the seller in the driver's seat, purchase offers tend to get cleaner, with fewer demands from buyers. Offering prices typically come in at or even over the asking price. When supply is low and demand is high, it's challenging for buyers.

The Competition
If you're unfortunate enough to have fallen in love with the same home that three other people are smitten with, be prepared to do battle. The chances are good that they, too, are preapproved for a mortgage, which puts you on equal footing. If any of them is waving cash, however, all bets are off, as the table is tilted in the cash-buyer's favor.

There are several reasons for this, the most significant of which is that the seller doesn't have to worry about a loan falling through if the house becomes overpriced in a bidding war. There is no appraisal with a cash offer. There is no lag time, waiting for final loan approval. Cash buyers are streamlined buyers, and they usually prevail in a bidding war.

Home-offer letters, however, have been known to sway some homeowners in this situation – especially those with an emotional attachment to the home.

The "Pick Me" Letter
The home-offer letter was created years ago to help sellers stand out from the competition. The problem now is that so many buyers use them, they may be losing their effectiveness.

Since there is no harm in trying, however, let's take a look at some tips for the ideal home-offer letter:
  • Don't be robotic. This isn't a form letter, it's a letter that you hope will tip the scales in your favor, so put as much personality into it as possible. Start by using the seller's name in the salutation. "Dear John and Mary" is far better than "Dear Seller."
  • Make it emotional. Tell the seller how the home resonates with you. Even if it's just the color of the walls, tell the seller how much you appreciate her taste and how close it matches yours. Be sincere in telling the seller why you fell in love with the home and why you want to live in it.
