Should You Skip the Home Inspection for a Better Deal?

When real estate markets are moving quickly, sellers sometimes become uncompromising. Why make concessions if your home is leading the neighborhood's Ms. Popularity contest? This may lead buyers, caught in the frenzy of a bidding war, to become reckless, yielding one of the most important aspects of the purchase process: the home inspection.


What an Inspection Won't Do
Let's face it: We don't buy homes frequently, so the process can be a bit confusing. The home inspection is one of the most commonly misunderstood processes in the real estate transaction.

Just as a home appraisal won't tell you that the heater is about to go kaput, a home inspection won't tell you what the home is worth. These are two different processes, initiated by two different parties. The appraisal is bank-ordered. The lender uses the appraisal to ensure that the home is worth what you've promised to pay for it.

While a large home inspector training institute likes to claim that the inspection is "all-encompassing," it is far from that. That's not to diminish the value of the process – it is extremely important. But it can't tell you, for instance, what might be growing or breeding behind the walls or if there is a dangerous radon level in the home.

The home inspection is also not a guarantee that the home will be in the same condition when you take possession as it was when the inspection was performed.

The typical investigation by a home inspector is a visual one. He or she will look at the home's roof, structure and major systems, such as plumbing, electrical, HVAC and ventilation. If an inspector can't see an area for whatever reason – access is blocked by the owner's belongings or it's locked – she can't investigate it and therefore won't include it in the report.

What a Home Inspection Provides
Since a home is such a huge investment, it only makes sense to be concerned about its condition. A home inspection may just save you thousands of dollars. More than anything else, a home inspection by a licensed professional provides peace of mind.

The inspector will run the heating and cooling system and investigate the water heater. While in most cases an inspector doesn't have access to the heat exchanger in the furnace, he can tell you the condition of the filter. He has no way of knowing the condition of the wiring behind the walls, but he can test the system for shorts.

The best home inspectors will recommend further inspection by an appropriate contractor. For instance, if he feels there may be a structural problem, he may recommend that you contact an engineer. If he notices evidence of wood-destroying pests, he may recommend that you have the home looked at by a pest inspector.

Should You Waive the Inspection Contingency?
In a multiple-offer situation, a buyer who waives the inspection contingency is most likely going to prevail. What seller wouldn't relish the thought of a quicker close and fewer headaches, not to mention saving a ton of money if something happens to be wrong with the house?

But, by the same token, cash-strapped buyers need to know if the house they are about to buy has bad wiring, a leaky roof, a heating system on its last legs or anything else that may cost thousands of dollars to repair.

Buying a home without having it professionally inspected is the same as buying it as-is. If you've ever purchased a used car from a private party, you understand that you may be buying someone else's headaches. Even knowing that, the feeling that you may end up on the side of the road with a broken-down car is hard to shake.

Transfer that feeling to what will probably be the largest investment you make in your lifetime, and it's easy to understand why the home inspection has become a routine and vital part of the home-purchase process.

Make it Easy on the Inspector
As a buyer, you have no control over whether or not the seller will clear access to the areas of the home that the inspector needs to see. Ask your agent to add an addendum to the purchase agreement requesting that the seller provide the following:
  • Clear access to the attic - Inspectors are not allowed to touch or move personal items. If she can't get to the attic access without moving things out of the way, the attic won't be inspected
  • An empty dishwasher - Home inspectors run through each cycle but will not do so unless the appliance is empty
  • Access to the electric panel - Ask the seller to move boxes or anything else that may be blocking the electric panel
  • Clear access to the furnace and water heater
  • Plumbing - The water service should be left on. If it is turned off at the main, the inspector will need written permission to turn it on
A home inspector can't possibly tell you everything that might be wrong with the home you're about to purchase, but you will be reassured that the major systems are in good working order. And that peace-of-mind is something you should never compromise on.

The Riparian Preserve at Water Ranch is best known for its birds. Over 200 species of birds can be seen throughout the year. There are 4.5 miles of walking trails, and fishing at the recreation lake at Water Ranch. This unique area was designed to utilize recycled water to create community wetland wildlife sanctuaries for recreation, education, and research. The Riparian Institute also offers programs and classes to the public, like birds walks, kids camps and programs, and public viewings at the new Gilbert Rotary Centennial Observatory.

What is Water Ranch?
The Riparian Preserve at Water Ranch is a water recycling facility for the Town of Gilbert. Gilbert treats its waste water, and then pipes it into the basins here where it replenishes the underground water supply. The water can then be pumped out of the ground to support the water needs of the homes and businesses in Gilbert. This system, then, creates an opportunity for habitats for many kinds of wildlife and plant life that you might not see in other desert areas.

Public Programs at The Riparian Preserve:
  • Desert Rivers Audubon offers free Family Bird Walks every 3rd Saturday, October through March, from 8 a.m. to 12 noon, at the Dragonfly Ramada.
  • Gilbert Rotary Centennial Observatory.The observatory is open every Friday and Saturday evening at nightfall, September through June.

Is Your Garden Really Green? Creating an Eco-Friendly Landscape Design

You may have the greenest lawn on the block, but is your garden really "green," meaning ecologically friendly? Often the answer is a resounding "NO."

Just the fact that you have a lawn at all can be an indicator that your landscape is not as green as it could be. Lawns generally need more water and fertilizers than other plantings. Plus, they need to be mowed approximately once per week in the summertime, and if you don't have an electric or reel mower, you're burning fossil fuels every time you mow.

What are some ways you can create a garden that is really green? How can you create an eco-friendly landscape design?


Be Water-Wise
When it comes to an eco-friendly landscape, being water-wise means not only reducing the amount of water you use, but also managing stormwater - water that falls during a rainstorm, on site. Stormwater often gets directed to a pipe as soon as possible and then directed to a river, pond, or sewer. But, it is possible to capture it, store it, and redistribute it to be used again. For example, direct the downspout from your rain gutters to a rain barrel and then use the captured water to irrigate your landscape.

Reduce Impervious Surfaces
Another way to create an eco-friendly landscape design is to reduce the amount of impervious surfaces on your property. Impervious surfaces are areas like concrete, asphalt, and stone pavers where water cannot penetrate the surface. The water that used to soak into the soil has to go somewhere. When water can't infiltrate the soil surface, it causes problems downstream and has detrimental effects on rivers and streams. Pervious concrete and asphalt have come on the market and offer an alternative to impervious surfaces.

Use Drought-Tolerant Plants
This tip is related to being water-wise. If you want to create an eco-friendly landscape design, use drought tolerant plants.

Go Native
Native plants are well-adapted to live in the area in which you live. Plus, they typically will provide a food source or some sort of ecological input that supports local insect and animal species.

Build and Protect the Soil
In most suburban and urban areas, the soil is terribly depleted of minerals and nutrients. By amending the soil with organic fertilizers, cover crops, and compost, you can support an eco-friendly landscape design and help protect the soil structure. This creates a more nutrient-rich soil in which your plants can grow.

Grow Your Own Food
From farming methods to transporting food, we rely on fossil fuels to feed everyone in the United States. You can do your part to reduce the use of fossil fuels, reduce food miles, and provide nutrient-rich vegetables to your family by growing your own food. You can grow a surprising amount of food in a small space, and wouldn't it be nice if you could simply walk out your back door and harvest some lettuce for dinner?

Get to Know Beneficial Insects
Many gardeners mistakenly think all insects are bad. If they don't recognize a particular insect, they go get the sprayer and shoot the insect with a chemical pesticide until it dies. This is one of the worst things you can do. Why? There are many insects in the garden that help keep the "bad bugs" in check.

Have you ever noticed a rose bush covered in ladybugs? They're probably there because they're eating the aphids. If you look closely you'll see them. However, if you see the ladybugs, mistakenly think they are hurting your roses, and decide to kill them with pesticides, you're actually creating more work for yourself. The next time the aphids come, and they will, there will not be ladybugs there to defend your roses. You have just inherited the ladybugs' job. To create an eco-friendly landscape design, you must understand your ecosystem. That means getting to know the beneficial insects in your garden and learning how to support them in their work of defending your garden.

These are just a few of the many ways in which you can create an eco-friendly landscape design. The bottom line is that you must work with nature, not against it.
